Opening a property from a watchlist takes you to its workspace: everything OurHouse knows about the property, plus everything you know about it. This is where most of your research lives, from the first viewing to settlement day.

The page is made of blocks arranged in a grid. The sections below follow the groups the blocks are sorted into.

Your research

Notes and photos
Upload photos from a viewing (JPG, PNG or WebP, up to 4 MB) with a title, tags and a note for each. Filter the gallery by tag, open a photo to see who uploaded it, and edit or delete it.
Pros & Cons
Two quick lists. What we like and What concerns us. They save as you type.
Visits
A log of open homes and private viewings. Add visit records the date, a formatted note (for example, Crowded open home, agent rushed) and tags. Edit or delete a visit later.
Comments
A conversation with everyone the watchlist is shared with. See Comments.
Open-home scorecards (Premium)
Score a visit opens a phone-friendly form to score the home out of 5 as you walk around: kitchen, bathrooms, bedrooms, living areas, light and warmth, storage, outdoor space, condition, street and neighbours, and parking, with notes. Each person on the watchlist can fill in their own. The block shows the overall average, the average for each area, and each scorecard.

Buying

Offers (Premium)
Keep track of a negotiation. + Record an offer or counter-offer asks who made it (you or the vendor), the amount, the date, its conditions. Finance, building report, LIM, valuation, solicitor's approval, insurance, sale of your home, or none for unconditional. When conditions are due, the settlement date and a note. Update each offer's status as it changes: Waiting, Countered, Accepted, Declined, Withdrawn or Lapsed.
Due diligence (Premium)
Start due-diligence checklist adds the usual New Zealand checks: LIM report, building inspection, Record of Title search, insurance quote, registered valuation, finance approval, solicitor review of the agreement, meth test, and body corporate documents for unit titles. Set each one's status (To do, Ordered, Received, Issue found, All good, Not needed), a due date and a note, remove ones you don't need, and add your own.
Settlement (Premium)
Enter your settlement date and Start settlement checklist. OurHouse adds moving jobs, each due a set time before or after settlement day: giving notice on your rental, booking movers, signing loan documents, insurance, utilities, redirecting mail, getting funds to your solicitor, the pre-settlement inspection, collecting keys, meter readings, changing the locks and updating your address.

Status and scoring

Watchlist info
When you added the property, your rating out of 10, everyone's average rating, and whether you've visited. Mark visited asks for the visit date. A status only shows here when it isn't the usual active.
Property status
Mark the property as sold once you know it's sold. The change is checked by the OurHouse team before it applies to the property for everyone.
Evaluation blocks
Your watchlist's blocks for this property, one row each with the value on the right. Tap a value to set it. Calculated blocks work themselves out. See Watchlist Blocks.
Decision matrix
A personalised score out of 100. Choose Customise weights, add the factors that matter to you, and give each a percentage weight. The weights must add up to 100%. OurHouse does the maths and scores every property on the watchlist the same way.

Property details

The hero photo and price, property data, tags and the listing agent. The same as on the property page.

Title and boundaries
The legal description (appellation), land district and mapped parcel area of the parcel the home sits in, from LINZ. It's a mapped boundary, not a surveyed one, so check the title on Landonline before relying on it. Only shown when a parcel is mapped at the home's location.
Easements and rights of way
The easements, rights of way and covenants mapped over that parcel, with the area of each where it's known. A parcel with nothing mapped says so, but a missing interest doesn't prove there isn't one, so check the title. Only shown when a parcel is mapped.
Building coverage
The number of roof outlines on the parcel, their combined footprint, and the share of the parcel they cover. These are roof footprints from aerial imagery, not floor areas, and the data isn't complete everywhere. Only shown when a parcel is mapped and the outlines have been loaded.

Location and safety

Commute
Travel time by car, on foot and by public transport, and the driving distance, to every commute address on the watchlist. Directions opens the route in Google Maps. Times refresh every 3 days. They're worked out in the background, so a newly added address can show no time until the page is loaded again a moment later.
Map, points of interest, walkability, public transport and school zones
As on the property page. Public transport lists the three nearest stops; Show more stops opens the rest.
Winter sun, climate and solar power
The same panels as on the property page, half width, two to a row in the wide column. While OurHouse is still working out a panel's figures it's a single line, and the full panel appears once they're ready. The expand icon at the top right widens one to most of the row and shrinks the one beside it to a narrow strip on its side showing just its name; choose it again to put them back. One with nothing beside it fills its row. On a phone they're all full width.
Crime stats
An overall score out of 100 and the share of burglary, vehicle theft, assault and disorder, based on recorded crime in the area over the latest 12 months. The data source is shown under the figures.
Hazard zone
Natural hazard exposure, such as tsunami risk, where data is available. At present that's the coastal inundation layer for parts of Otago (Dunedin, Clutha and Waitaki), which combines tsunami and sea-level rise scenarios. The zone rating is High, Medium or Low, and a home outside the mapped areas shows no hazard zone.
Flood exposure
For Auckland properties: the distance to the nearest mapped overland flow path, from Auckland Council, within 50 m. Flow paths are where water runs over land in heavy rain, not permanent water. Read them with the council's flood information. Not shown outside Auckland.
Earthquakes nearby
How many earthquakes of magnitude 3 or more were recorded within 10 km in the last 10 years, the largest, and the most recent, from GeoNet. Past earthquakes don't predict future ones.
Weather
Current conditions, forecast and 12-month averages. Refreshed in the background, so the page shows the last reading until the new one arrives.

Finance

Mortgage repayments
Monthly repayments for the asking price, using current bank rates. Change the deposit, term or rate and choose Calculate repayments to try different scenarios.
Affordability
Whether the property fits your affordability profile.

Changing the layout

On a computer, the watchlist's owner can choose Edit layout in the Page layout panel at the bottom of the page to rearrange it. Drag blocks to any spot in the two-column grid (the left column is wider), move ones you don't need to Hidden blocks, then Save layout. The layout applies to every property on that watchlist. Reset to default puts it back. Sections switched off when the watchlist was created start out in Hidden blocks.

Sharing this property

The share panel gives you a link to this property that anyone can open, without an account. It shows your visit photos, what you liked, what concerned you, household feedback and your visits, so it's a handy way to get a second opinion. The link can be regenerated, which stops the old one working.
