Every listing has an Insights & buyer tools page. It shows how the listing is doing, and gives you ways to reach buyers who are interested. Without ever showing you who they are. Open it from a listing's edit page, from Our Properties, or with Insights on the property page.
The listing agent can use these tools, and so can the agency's owners and admins. Private sellers get the same tools for their own listings.
Listing insights
Figures for the last 30 days, each compared with the 30 days before:
| Figure | What it counts |
|---|---|
| Views | Times the listing page was opened. |
| People | Different people who opened it. |
| Watchlist saves | Buyers who added it to a watchlist. |
| Open-home sign-ups | Buyers who added an open home to their calendar. |
| Contact requests | Buyers who asked for your contact details. |
| Open-home check-ins | Visitors who scanned the QR poster. |
| Visitors who saved it | Open-home visitors who have the home on a watchlist. Only visitors who checked in as OurHouse users can be counted. |
| Returning visitors | Visitors who had already checked in at an earlier open home for the listing, recognised by their OurHouse account or email. |
| Share-link views | Opens of the listing's public share link. |
Also on the page:
- Watching now: how many buyers have it on a watchlist, and so can be messaged.
- Suburb comparison: how many views listings in the same suburb averaged over the same period, against yours.
- Views per day: a chart, with Show as a table for the numbers.
- What boosts changed: daily views during each boost against before it.
- Open homes compared: for each of the last 8 open homes: how many visitors checked in, how many have saved the home and how many had been before. Check-ins on a day with no open home are grouped as Visits for that day.
Listing insights for agency listings are included on bigger agency plans. See Plan & billing.
Weekly vendor report
Email the seller their listing's numbers every Monday morning, so you don't have to put the report together yourself. It covers the last 7 days against the 7 days before:
- Views, people, watchlist saves, open-home sign-ups, open-home check-ins, visitors who saved it, returning visitors and contact requests, each with the change on the week before.
- How many buyers are watching the listing, and the suburb comparison.
- Each open home that week: visitors, how many saved the home, how many were returning, and how many more or fewer came than to the open home before.
- Any change to the asking price that week, and the open homes in the coming week.
- On the Weekly vendor report panel, tick Send the weekly report.
- Enter the seller's name and the email address they gave you, then press Save.
- Preview this week's report shows the email exactly as the seller would get it today.
The report says it's from the listing agent, and replies go to the agent's email address. The panel shows when the last one went. Reports stop by themselves once the listing is sold or withdrawn. The seller can stop them with the link at the bottom of every report; that turns the report off on this panel, and you can turn it back on if they ask.
The weekly report comes with listing insights, so agency listings need a plan that includes them. Private sellers can turn it on for their own listing; the address starts as their own email.
Boosts
A boost gives a listing extra visibility for 7 days: a head start in search results it already matches, and a place in the Boosted properties sections on region and city pages. It never gets a listing past a buyer's filters, and it doesn't promise a position.
- On the listing's tools, choose the duration and press Boost listing.
- The panel shows Boosted until and the time left. Buyers see a Boosted marker.
- Cancel boost ends it early. For agencies on a monthly allowance it still counts towards that month.
- Who pays
- Agency listings use the agency's monthly boost allowance from its plan. Private sellers boost free, one listing at a time.
- Rules
- The listing must be public, for sale and have a photo. If it stops being any of those, the boost is paused and picks up where it left off when it's eligible again. A property can be boosted up to 3 times in 30 days, with a short gap between boosts.
- Fairness
- Only a few boosted listings from any one agency get the boost in a single search, and which ones rotate daily so every boost gets its turn.
Spotlight
Spotlight sends your listing straight to buyers whose saved searches it matches. They get it once, by email and in their notifications, labelled as a featured listing. Buyers already watching it are left out.
- The panel shows how many buyers currently have a matching saved search. Press Spotlight to N buyers.
- Agencies get Spotlights each month from their plan; private sellers get 1 free every 30 days.
- The same listing can be spotlighted again after 14 days. It needs to be public, for sale and have a photo.
- To protect buyers' inboxes, no buyer gets more than 3 Spotlights a week from anyone, and buyers can turn them off.
- Earlier Spotlights shows when each was sent and how many buyers it reached.
Message watchers
Send a short update to everyone with the listing on a watchlist. Up to 500 characters, and at least 5. Send stays off until the message is long enough, and a note under the box says how many more characters it needs. They get it by email and in their notifications. You never see who they are, and they can opt out.
Ready-made starting points save typing:
- New open home: We've added an open home on [day] at [time]. Come and have another look.
- Offers closing: Offers close on [date] at [time]. Get in touch if you'd like the sale and purchase agreement.
- Price update: We've adjusted the asking price. Have a look at the listing for the details.
- New documents: The LIM and builder's report are now available. Get in touch for a copy.
You can send one message per listing every 24 hours. Messages you've sent are listed with the date and how many buyers they reached.
Open-home check-in
Put a QR poster by the door instead of a paper sign-in sheet. The listing needs to be public, with an open home scheduled.
- Choose Print QR poster. The poster shows the address, the open home's time, the QR code, and a web address for anyone without a camera.
- Visitors scan it with their phone camera and check in. OurHouse users check in as themselves; anyone else gives their name and email, and a phone number if they like.
- Visitors choose whether you may contact them. OurHouse users get the home saved to their watchlist, so they can score it as they walk around.
The tools panel lists visitors by open home. Contact details only show for visitors who agreed to be contacted; the rest show as Didn't share contact details. Download visitors (CSV) exports the list for your follow-up.
How each open home went. Visitors, saves and returning visitors. Is on the listing insights under Open homes compared.
