Homeowners thinking of selling can ask OurHouse What's my home worth? on the public appraisal page. Each request goes to up to 3 local agencies that cover that suburb. Appraisal leads is where you choose to take those requests, and where they reach you.
How leads are shared out
- A request only goes to agencies that have turned on appraisal requests, cover the homeowner's suburb and still have leads left this month.
- Agencies that have had the fewest leads this month go first, so leads are spread fairly.
- Each request goes to at most 3 agencies, so the homeowner isn't overwhelmed and you're not one of dozens.
- The homeowner agrees to be contacted by the agencies when they send the request.
Your plan sets how many leads you can receive each month. The page shows how many you have left. If your plan doesn't include appraisal leads, the page says so and links to the plans.
Turning requests on
Appraisal requests are off until you turn them on, so you only get leads you've asked for. While they're off and your plan includes leads, the page, the dashboard and the setup guide remind you. At the top of the page:
- Tick Take appraisal requests.
- Under Suburbs you take appraisal requests for, list the suburbs you cover, separated by commas or new lines. You need at least one, and you only get requests from these suburbs. If the list is empty, the page suggests the areas your agents cover; choose Use these to fill them in, then edit as needed.
- Optionally, under Send lead emails to, enter one email address, such as a shared inbox.
- Press Save settings.
When you turn requests on or add a suburb, any requests there from the last 14 days that still need agencies come to you too, so you don't miss out by setting up late. Untick Take appraisal requests at any time to stop new ones. Leads you already have stay on the page.
Working your leads
Each request shows:
- the home. Address, suburb, bedrooms, bathrooms and type,
- when they might sell (ready to sell now, in the next 3 months, in 3 to 12 months, just curious),
- anything they want agents to know,
- their name, email and phone (click to email or call),
- when it was received.
Track where you're up to by setting the lead's status and pressing Save: New, Contacted, Appraised, Listed with us, Closed.
Each new lead is also emailed to you. If you've set a Send lead emails to address, the email goes there only. If not, each owner and admin gets it. Owners and admins are notified in the app either way. Anyone with an OurHouse account can turn these off for themselves under Account menu → Notifications → Appraisal leads.
