How the comparison works
Each option is scored from your answers. Having the deposit in savings favours buying now. A shortfall that your equity would cover favours selling first, which avoids a bridging loan. A larger shortfall, or a long timeline, favours waiting and saving. Your view of the market adds a small push either way. The scores are a way to organise your thinking, not a forecast.
The tool doesn't predict house prices, and it doesn't include costs such as break fees, stamp duty, or rent you may pay while you bridge a move. Check those with your lender and a lawyer before you choose a path.
